Helm was appointed to provide a full suite of consultancy services for the redevelopment of an existing unit in Blaydon into a modern self-storage facility for Cinch Storage, following its acquisition of the site from Geordie Store. The project involved raising the roof, installing free-standing storage units, and carrying out minor landscaping improvements, including EV charging points and bicycle parking.

Acting as a one-stop consultancy, Helm oversaw every aspect of the project, from programme management and stakeholder coordination to contract administration and cost control. We recommended a Principal Contractor under a JCT Design and Build contract to minimise programme delays and safety risks, while a retained Structural Engineer provided independent design assurance, ensuring the structural integrity of the works.

Throughout the project, Helm’s integrated approach allowed us to deliver both cost certainty and design compliance. By combining Project Management, Employer’s Agent, and Cost Consultancy services, we ensured the redevelopment was completed efficiently and to a high standard. The result is a modern, future-ready self-storage facility that meets the client’s requirements while incorporating sustainable features such as EV charging points and bicycle parking.

The Geordie Store project demonstrates Helm’s ability to manage complex redevelopment schemes, providing clients with confidence in programme, cost, and quality outcomes.
