Helm acted as Project Manager for the landmark Dockside Build-to-Rent development, delivering 373 high-quality homes across a 2.5 acre site in Leith. The scheme comprises four mid-rise buildings ranging from 10 to 14 storeys, alongside two commercial units and thoughtfully designed public amenity spaces, forming the foundation of a vibrant new community on Edinburgh’s waterfront.
Sustainability was central to the project. Through careful material selection, electrification, and design optimisations, the scheme achieved over a 50% reduction in operational carbon and at least a 30% reduction in embodied carbon. Local sourcing of materials and sustainable construction practices also contributed to £2 million in social value, including the creation of 60 local jobs during construction.
Dockside delivers far more than homes. It includes 94 affordable units, extensive public realm, a waterfront boardwalk, and high-quality resident amenities, creating a new neighbourhood that connects residents with the wider area and supports the ongoing regeneration of Leith.
This project demonstrates how small and medium-sized consultancies like Helm bring agility, technical expertise and senior-level involvement to complex urban regeneration projects. By coordinating design, cost, and programme, we helped deliver a high-quality, future-ready development that supports Edinburgh’s housing needs and enhances the Leith waterfront for the long term.
